General Terms and Conditions (GTC)

1. Scope and Contracting Parties
These General Terms and Conditions apply to the rental of vacation accommodations provided by:

The contracting parties are the owners (Lessor) and the tenant (Guest) named in the booking form. By booking, the guest accepts these terms and conditions as binding for themselves and all accompanying persons.
2. Booking, Contract Conclusion, and AMA Registration
2.1. The rental agreement is finalized when the Lessor confirms the Guest’s booking request in writing (via email).
2.2. All offered properties have an official Greek registration number for short-term rentals (AMA number), which guarantees compliance with national standards.
3. Payment Terms
3.1. Down Payment: After the booking period is agreed upon, a down payment of 20% of the total rental price is due. The timeframe for payment receipt will be defined in the confirmation (usually 3–5 days). The reservation is only guaranteed once the down payment has been received.
3.2. Final Payment: Unless otherwise agreed in writing, the remaining 80% of the rental price is payable in cash upon arrival (check-in) or in advance by bank transfer.
3.3. Climate Crisis Resilience Fee: According to Greek law (Art. 30 Law 5073/2023), a state fee must be paid. This is not included in the accommodation price and is collected separately on-site. The amount depends on the category of the accommodation and the season (March–October or November–February).
4. Withdrawal by the Guest (Cancellation)
Cancellations must be made in writing. The following compensation rates apply:
- Regardless of the time of cancellation, the 20% down payment will not be refunded.
- If a replacement tenant is found for the cancelled period, the down payment will be refunded minus a 5% processing fee.
- For cancellations made up to 60 days before arrival, 100% of the rental price (if already paid) will be refunded, minus the down payment and a 5% processing fee.
- For cancellations made 59 days or less before arrival, no refund of the rental price will be given (if already paid).
- Note: We strongly recommend taking out travel cancellation insurance.
5. Arrival and Departure (Check-in / Check-out)
5.1. Arrival (Check-in) usually takes place from 4:00 PM.
5.2. Departure (Check-out) must take place by 10:00 AM at the latest to ensure cleaning for subsequent guests.
5.3. Deviating times are possible by prior arrangement and subject to availability.
6. Use of Villas and Pool Rules
6.1. Occupancy: The rental property may only be occupied by the number of persons specified in the booking confirmation. Subletting or transfer to third parties is prohibited.
6.2. Pool Use: Use of the pool is at your own risk.
- Children may only enter the pool area under constant adult supervision.
- A liability waiver must be signed upon arrival.
- Usage times (rest periods are posted) must be observed out of respect for the neighbours.
- Jumping from the edge of the pool and the use of glass containers in the pool area are prohibited for safety reasons.
- Pool Heating (if available): Pool heating costs an additional €80 to €100 per day, depending on the size. The pool only heats up to 3–4 degrees above the actual outside temperature. The maximum temperature is 25°C, weather permitting. As the pool is an “overflow/drop-in” style, it cools down continuously, so the heating runs day and night.
6.3. Duty of Care: The guest undertakes to treat the premises and inventory with care. Damages must be reported immediately. Defects or damages found upon arrival must be reported to the property management immediately; otherwise, the tenant is liable for these damages. A reasonable period must be allowed for the rectification of defects. Claims resulting from complaints not reported immediately on-site are excluded.
6.4. Special requests and side agreements are generally possible but require written confirmation by the Lessor. For pets, the breed and size must be specified.
7. House Rules and Environment
7.1. Smoking is strictly prohibited inside the villas.
7.2. Toilet System: In our houses, you can safely dispose of toilet paper in the toilet unless otherwise indicated. Please do not dispose of food scraps or hygiene products.
7.3. Electricity/Water: We ask for responsible use of resources (turn off air conditioning when windows/doors are open).
7.4. Cleaning: We ask that the house be left “sweep-clean.” This includes cleaning the kitchenette, washing and putting away dishes, removing remaining food and all waste, and sweeping or vacuuming the kitchen.
7.5. Bed linen, towels (hand, shower, pool), and tea towels are provided.
8. Liability
8.1. The Lessor is liable for the proper provision of the rental property. Liability for short-term failures of public utilities (electricity, water, internet) beyond the Lessor’s control is excluded.
8.2. No liability is accepted for the guests’ personal valuables.
8.3. Furthermore, no liability is accepted for unpredictable or unavoidable circumstances, such as official orders, sudden construction sites, or disturbances caused by natural or local conditions. The Lessor will, however, assist in resolving problems where possible.
8.4. Photos and text on the website or in flyers serve as a realistic description. 100% agreement with the rental property cannot be guaranteed. The Lessor reserves the right to change furnishings (e.g., furniture) provided they are of equal value.
9. Data Protection / Internet
9.1. The Guest agrees to the storage of their data for the purpose of contract processing and reporting to the Greek tax authorities (AADE) as part of the AMA registration.
9.2. Internet/WLAN/WIFI: We do not guarantee constant availability, speed, or security. You are responsible for the protection of your devices. The network is not primarily designed for business use.
10. Final Provisions
10.1. Amendments to the contract must be in writing.
10.2. Greek law applies. The place of jurisdiction is Heraklion, Crete.
10.3. Should any provision of these GTC be invalid, the validity of the remaining provisions shall remain unaffected.
